How to sell off-plan apartments in 2026: the digital tools that help

Selling off-plan apartments means selling something buyers cannot see. The digital tools that help most are the ones that let them understand it without visiting the site: renders of the building on its block, a walkthrough inside each unit type, a floor and unit selector with availability, a dedicated project website and a WhatsApp flow that answers fast.

This guide covers what each one brings, in what order to add them and what you do not need at first.

Why is selling off-plan hard?

Because buyers decide with their imagination. They look at a floor plan they cannot read, a façade render and a brochure, and guess the rest: the size of the living room, how much light comes in, what the floor they are offered looks out on. Every unresolved doubt turns into a visit, a call or, worse, a sale that does not happen.

The job of digital tools is to close that gap between what the buyer sees and what they will receive.

Which tools help and what does each bring?

  • Façade renders and the building on its block. The first impression: what goes on the site sign, the website, portals and social media. They make the project feel real.
  • Interior renders. They show style and finishes, and help defend the price because buyers see what they pay for.
  • A 3D walkthrough of each unit type. Buyers move from room to room and understand the layout without reading a plan, and reach out with the unit chosen. More in 3D virtual tours for real estate agencies and builders.
  • A floor and unit selector. It organizes stock: what is left, what is sold, which way each unit faces. It also shows momentum as units get marked as sold.
  • A dedicated project website. Where everything else lives, on the builder domain and brand. Useful for ads, for Google and so the link agents send looks serious.
  • An organized WhatsApp. Quick replies, the walkthrough link ready to send and a record of who asked about which unit. You do not need a big CRM to start.

In what order should you add them?

For a launch, the minimum is the façade, clear floor plans, a project landing page and WhatsApp. That is enough to start selling.

When the core doubt shows up ("I cannot picture the apartment"), add the walkthrough. And if the building has many units or several agencies selling it, the unit selector becomes important so everyone sees the same availability.

In Recorrido 3D the walkthrough and the selector come together: the building on its block, tappable floors and each unit inside. Since one walkthrough per unit type serves every floor where it repeats, a 40-unit building with 3 types needs 3 walkthroughs, not 40.

What do you not need at first?

Many platforms sell full suites with CRM, chatbots, financing calculators and broker modules. They are useful for large projects or high lead volume, and platforms like Winbuild or Urbania 3D ship them ready. For a small or mid-sized builder, a good website, a walkthrough and a well-run WhatsApp are often enough. I compare it in virtual showroom: platform or custom-built.

You do not need an app either. A website that works well on phones does the same job without asking buyers to install anything; I explain the difference in mobile app or website.

How does the sales team use it day to day?

  • First contact: the agent replies to the inquiry with the walkthrough link for the unit type asked about.
  • Follow-up: "did you get to walk through the 2-bedroom?" is a much better message than "did you see the PDF?".
  • Visits: whoever comes to the office has already walked through the unit. The visit is for closing, not explaining.
  • Remote investors: the same link works for someone in another province or abroad.
  • Social media and portals: the walkthrough link goes in the listing, next to the renders.

Frequently asked questions

What is the hardest part of selling off-plan?

Buyers decide on something they cannot see or walk into. Most cannot read a floor plan, so doubts pile up: what the living room is like, what the balcony looks out on, whether the table fits. Anything that lets them understand the unit without visiting the site helps.

What material do you need to launch a pre-sale?

At minimum: façade and interior renders, clear floor plans for each unit type, a project website or landing page and a quick contact channel, usually WhatsApp. A walkthrough of each unit type and a unit selector add a lot when buyers cannot picture the apartment.

Virtual showroom or your own website?

It depends on how much sales management you need on screen. A platform ships a CRM and ready-made tools; your own website gives you control of the domain and the brand. I cover it in the post on virtual showrooms: platform or custom-built.

Does it help sell to investors who live elsewhere?

Yes, that is where it shows most. An investor in another province or abroad walks through the unit from home, with the same link the agent sends, and reaches out with the unit already chosen.

Your project

If you are about to launch or your pre-sale is stuck, tell me what material you have today and I will tell you what I would add first. I can build the project website and the 3D walkthrough.
